  • Australia is a developed and stable economy, both politically and  financially.
  • Australia is a relatively safe country with a free enterprise economy.
  • Doing business in Australia is very straightforward and can be conducted with very few restrictions or government regulation.
  • There are no restrictions on moving funds into or out of Australia.
  • Vietnamese citizens are warmly welcomed and the local environment is very conducive to receiving Vietnamese families.
  • Australia and particularly Melbourne has a high proportion of former Vietnamese Nationals and there are many Vietnamese shops and restaurants.
  • The Australian real estate market has shown consistent growth over the past 30 years with an average compound growth of some 10 to 11 percent each year.
  • In the past 12 months the residential housing market increased very much faster and has now started to settle back down to the long term growth rate of around 10%.
  • Yields on residential property have been around 4 to 5% and that is on top of the capital appreciation.
  • Purchase of real estate in Australia by overseas nationals is subject to Foreign Investment Review Board (FIRB) approval. Overseas nationals without Australian residence visa are restricted to buying new properties off the plan or properties where FIRB approval has already been granted.
  • If an overseas national is granted a long stay working visa (up to 4 years) then they can buy residential property but must sell that property when they depart Australia.
  • Persons who are granted permanent residency such as via Business Migration, have unrestricted rights to buy and sell any property they wish.
  • There is no capital gains tax imposed on profits from the sale of a residential property held buy the owner for their personal residence for more than 12 months.
  • Proprietary Limited companies are regarded as the equivalent of Australian residents and are legal entities able to buy property in the name of the company. If an overseas investor established an Australian PTY LTD company then that entity could buy and sell real estate.
